There is currently no community consensus regarding annual dues. Structural issues such as trash, roads, etc. are currently being addressed on a project-by-project basis by whichever community member volunteers to take on the project. 

In previous years, the structure was as follows:

Annually, each owner pays dues to contribute toward the costs described above, as well as other operating costs of the Vista Reserva in the Hills of Portalón, such as legal and accounting fees. 

Dues invoices are normally sent by email in November or early December, and prompt payment is expected and appreciated.  Our major road repair program is typically performed in late December or January after the rainy season ends, and timely receipt of dues is necessary to fund those efforts. 

For calendar year 2022, the annual dues for a lot with a house is $650. If there is no house on the lot, there is annual dues of $300.  In addition, before construction is started, there is a construction impact fee of $1,750 that must be paid to cover the extra damage to the road caused by heavy trucks during the building process.

These dues are updated each year through a vote at the annual shareholders’ meeting, and we will strive to provide current information on this website.
