There are three main shared functions or responsibilities of the community that each owner is required to contribute financially to maintain.  These are road maintenance and repair, water system maintenance, and safety.   The Hills of Portalón board prepares an annual budget which is presented for approval at the annual shareholders’ meeting to fund the expected expenses in these areas for the year, based on historical and anticipated costs.

As property owners, we are all responsible for maintaining the safety, accessibility, and beauty of Hills of Portalón by contributing to the necessary operating expenses. Because we are in Costa Rica, local governments do not receive the same funding as in other countries such as the U.S., and therefore we are often responsible for paying certain expenses such as road maintenance on the public road or costs of water system repairs that would normally be a government expense. This is necessary in order to keep our roads and water system at acceptable working standards, and benefits all property owners.
